Prospective Tenant Qualifications
- Please make sure location works for you before scheduling an appointment. We show properties Monday-Friday from 9AM-4:30PM. Showings must be booked through our website. Click here to schedule a showing.
- $70 non-refundable application fee per person—two people per application. Anyone over the age 18 must be on the application.
- We DO NOT ACCEPT CO-SIGNERS on applications under any circumstances for our properties.
- Current and previous landlord verification (no evictions accepted).
- Credit and background checks (copy of credit report available upon request-guidelines 600+).
- NO DELINQUENCIES OR MORTAGAGE DEBT (MEDICAL & EDUCATIONAL DEBT EXEMPT), NO FORECLOSURES, NO COLLECTIONS, AND NO JUDGEMENTS
- Bankruptcy within the past 7 years not accepted.
- Verify employment income (combined minimum net income equal to three times the monthly rent).
- All of our homes are smoke free.
- Pet Policy: No pets are allowed in apartments. Maximum of three pets per property. No breeds or mixes with the locking jaw such as Rottweiler’s, Dobermans or Pit Bulls are allowed in a property. $350 per pet deposit. Any exception require owner approval.
- Your Application will not be considered until fully completed & Application Fee is Paid. Application fee's are non-refundable. You may only apply for one property at a time.
- Security Deposit: One month rent security deposit.
- Upon application approval, lease is signed within 48 hours and deposit(s) is/are paid.
- $150 Lease Administration fee due within 48 hours of application approval.
